San Anselmo is a town with heart … a residential community with three business areas, Red Hill, Miracle Mile and the quaint downtown area that meanders along San Anselmo Creek, a tributary of Corte Madera Creek, which flows through town along Sir Francis Drake Boulevard. Located in a flood plain, San Anselmo’s primary downtown area has been flooded twice in the past thirty years but has come back vibrant and alive.

 

Short sales and REOs in 2009 ran at about 20% of all sales. Thus far this year the figure is one in three. As of the end of May this year we've seen a shift in sales ... primarily a reduction in bank foreclosures as distressed property owners are shifting their energies to doing short sales. Currently there are nine short sales in escrow and only one bank-owned property. In the prior 12 months, out of 146 sales total, 16 were short sales and 19 bank-owned foreclosures. Now the listings of short sales are leading the foreclosures by 3.5 to 1.

 

The least expensive home sold in the last 12 months was 240 Redwood. It went out at $189,900. The most expensive was a sale by Bob Walker at 610 Oak. This five bedroom home of just under 5000 square feet sold at $2.77M after eight months. My favorite was 51 Austin, around the corner from my home ... sold instantly and closed at slightly over $2M. A beauty with five bedrooms and over 3500 square feet.

 

 

A small town with a population of 12,378 (2000 census), San Anselmo, with 3191 families and 5267 households, has a median family income of $86,528.  In 2010 there were 152 homes and condos sold in San Anselmo of which 38 were either short sales or bank owned properties.

 

San Anselmo has high scoring schools, a lot of community pride and fantastic weather. George Lucas lives in town and has made many improvements to the area. Van Morrison wrote ‘Snow in San Anselmo’ in the 1970s but it hasn’t snowed since.
