Short sales, Homes, Estates, Condos and foreclosures

Tom Verkozen knows San Rafael, having lived and/or sold real estate in town for over 30 years. San Rafael, a city with 55,649 (2007 census) residents, 22,948 housing units and a median family income of $74,398 has two zip codes, 94901 (southern) and 94903 (northern).

In 2009 32% of all San Rafael sales were short sales or bank owned properties. Thus far this year this figure has changed to 4 in 10.

As an introduction to the housing of San Rafael we’ll view it by zip code.

94901. Central San Rafael has several distinct communities: The Dominican, Peacock Gap, Country Club, the Canal, Glenwood, Sun Valley. In 2010 in this zip code, where the main San Rafael offices are located, there were 262 sales, 205 single family homes and 57 condos. Of these 46 were bank owned and 35 were short sales.  The most expensive sale was a 2900 square foot home on Fairway Drive in Country Club for $2.3M, the least expensive a 864 square foot condo in the Canal for $108,000.

Central San Rafael has a large number of businesses, including many fine restaurants and boutique shops.

94903. Northern San Rafael, frequently referred to as Terra Linda, is a set of communities that include Marinwood, Santa Venetia and Lucas Valley. In 2010 in this zip code, which includes the famed Dixie Schools, there were 286 sales, 192 single family homes and 94 condos. Nearly a third of these sales were distress sales: 50 bank owned properties and 40 short sales. The least expensive sale was a one bedroom, 753 square foot condo in the retirement community of Smith Ranch; the most expensive sale was a 4300 square foot home in the community of Los Ranchitos, which is across the highway from the Marin County Civic Center.
