WEST MARIN

West Marin

Horses, Houses, Ranches, Land

Bank owned (REO) and short sales

Tom Verkozen has specialized in west Marin real estate, ranches, land and homes for over three decades ... and even as short sales and REOs (bank owned, foreclosed upon properties) have spiked ... from three in San Geronimo Valley in 2010 to 11 of the 16 single family homes on the market today (3/17/11) ... Tom is effective in helping stressed and distressed sellers and buyers negotiate their way through these difficult times and back to health and joy.

West Marin, a huge geographic section of Marin, one that Tom knows well (having owned six properties in the west of Marin), is comprised of three beach towns … Stinson Beach, Muir Beach and Dillon Beach … and ten small ‘towns’ … Bolinas, Fallon, Inverness, Lagunitas, Nicasio, Marshall, Olema, Tomales, San Geronimo and Woodacre. In Dog Town, part of eccentric Bolinas, a 440 square foot cottage sold for $212,100.

The beauty of west Marin is …. awesome!  Much of the land is owned by the government and held in trust for recreation … hiking, biking, riding, camping and kayaking … People who own homes and ranches on the Inverness Ridge or in the beach towns or the Valleys know magnificence, privacy and natural beauty.

Many years ago Tom converted a run down set of cottages designed and built by Igor Sazevich into Dancing Coyote Beach, a bed and breakfast that has hosted some interesting evenings and even a few weddings. This is a property that would've been a great family compound but he opened the use to the public and although he sold it years ago Tom still misses owning it. Thoughts turn to another B and B when Tom visits some of the wonderful Victorian homes and potential family compounds out west.

In 2010 there were 67 property sales in west Marin … the largest being a 3500 square foot home on 20 acres in Nicasio at $3.8M … the largest parcel of land being 500 acres in Nicasio that went for $2M … the smallest home sale was an 870 square foot home on ½ acre in Lagunitas.

Of the 67 sales, nine were bank owned and nine were short sales …. nearly one in three were distressed sales, as compared to the remainder of Marin where the figure was one in four ... so, if you want to enjoy the beauty, views and privacy of the country and yet be in close proximity to the city, let's explore west Marin ... call now!
